Sharjah’s Green Shift: From Real Estate to Smart Cities

Sharjah Sets Benchmark for Sustainable Urban Development

Sharjah, September 2025 – Sharjah is emerging as a regional leader in sustainable urban development, redefining how cities can balance growth, green living, and long-term resilience. At the 14th International Government Communication Forum (IGCF 2025), the emirate showcased its forward-looking strategies, demonstrating how sustainability is transforming both the urban landscape and quality of life for residents and investors.

Sustainability at the Heart of Growth

The forum, themed “From Sharjah Real Estate to a Quality of Life Strategy,” brought together officials and experts to discuss future-ready urban planning. Saud Abdul Aziz Al Khayal, Deputy Director of the Real Estate Regulatory Department, described Sharjah’s model as a unique blend of modern infrastructure and environmental responsibility.

Sharjah’s thriving real estate sector reflects this approach. In the first half of 2025 alone, the emirate attracted 6,600 investors from 109 nationalities, recording property transactions exceeding Dh27 billion. Al Khayal emphasized that these investments represent not just properties but a sustainable lifestyle supported by green initiatives and smart legislation.

Sharjah Sustainable City: A Model Community

Launched in 2019, Sharjah Sustainable City is a flagship project emphasizing recycling, sanitation technologies, and green spaces. Phase 1 sold out all 1,000 units in a single day, with over 60% of the area dedicated to greenery.

Phase 2 has been completed, and Phase 3 will include the planting of 100,000 trees, underscoring the emirate’s commitment to climate action. The development embodies a self-sustaining urban community, designed to minimize environmental impact while offering a high standard of living.

Innovation in Housing and Green Construction

Engineer Abdullah Mahmoud Salem, Head of the Engineering Studies Department at the Sharjah Department of Housing, highlighted eco-friendly construction practices, including the use of green concrete, which replaces part of traditional cement with sustainable materials.

This innovation has led to:

30% reduction in energy consumption

80% decrease in carbon emissions

Improved health and safety outcomes for residents

Initially piloted, green concrete is now adopted across all Housing Department developments, cementing Sharjah’s position as a leader in environmentally responsible construction.

Smart Safety and Digital Transformation

Sharjah is also prioritizing resident safety and efficiency. The Hassantuk program equips homes with smart devices linked to civil defense systems for early fire detection and prevention.

Al Khayal also noted that the emirate is moving toward full digital transformation in real estate services by 2026, enabling faster, more transparent transactions for both residents and investors.

Balancing Lifestyle, Safety, and Investment

Sharjah’s approach demonstrates that urban planning can go beyond economic development. By integrating modern design, environmental protection, and resident well-being, the emirate is creating a balanced ecosystem where people can live, work, and thrive.

The strategies and innovations showcased at IGCF 2025 highlight Sharjah’s growing role as a regional hub for sustainable living and global investment.

Conclusion

As Sharjah continues to expand sustainable projects, the emirate proves that modern living and environmental responsibility can coexist. For residents, it means healthier, greener lifestyles; for investors, it offers long-term stability and growth opportunities. By combining tradition with innovation, Sharjah is not just keeping pace with global urban trends—it is shaping the future of smart, sustainable cities.
